Aerial view of Ballard Estate, where spacious offices were built for British India Steam Navigation, Mackinnon & MacKenzie, Lloyd Triestino and Burmah Shell. The Grand Hotel punctuated an important corner site. Next to Customs House was placed a War Memorial. St. Nicholas Church was built adjoining the Royal Bombay Seamen’s Society. Amongst new buildings constructed in the late 1930’s, on the remaining vacant plots were Construction House at the junction of Wittet  & Nicol Roads, three blocks for Havero Company and towards Ballard Pier, a building for Scindia Steam Navigation.
